Medium term lease of commercial premises with rent review - This medium term lease is only suitable for a landlord who wants to let the whole of a building. It is not suitable for a landlord who wants to let part of a building and to recover service charges from the tenant to reimburse his expenditure on the structure and the common parts. There are no service charge provisions in this lease.

Short term lease of commercial premises with no rent review - This lease is for short term tenancies only. It contains no provision to review the rent and prohibits the tenant from assigning the lease to anyone else. This lease is not suitable for letting part of a building where the landlord provides services and wishes to recover the costs of those services from the tenant. There are no service charge provisions in this lease.

Landlord's Demand for Rent - This document is suitable for use by a landlord of business or residential property to request the payment of rent due from the tenant under the terms of the tenancy. It should not be used as a demand for service charges, the contents of which must generally satisfy further conditions which can vary greatly from lease to lease.

Notice Under Section 21 of the Housing Act 1988 - This is a Notice under S.21 of the Housing Act 1988 to be used by a landlord who is seeking possession from an assured shorthold tenant. It can be used whether the tenancy is still current or the term of the tenancy has already expired (so that a statutory assured shorthold periodic tenancy has come into effect).

Business Tenant's Notice to Quit - This is a Notice to Quit to be used by a business tenant who wishes to give up possession of premises occupied under a periodic tenancy (i.e. a continuing tenancy rather than one expressed to be for a fixed term).

Landlord?s licence to assign - This is a Notice to Quit to be used by a business tenant who wishes to give up possession of premises occupied under a periodic tenancy (i.e. a continuing tenancy rather than one expressed to be for a fixed term).

Deed of Variation Redirecting Property Passing By Intestacy - This document is a simple deed of variation and is appropriate where a person who is entitled to property via intestacy i.e. the death of a person who dies without a Will, wishes to transfer that property, or an interest therein, to or for the benefit of others.

Agreement to Let a Room to a Lodger on a Bed and Breakfast Basis - This Agreement is designed to set out the terms upon which a landlord lets a room to a lodger or guest. The Agreement should be printed in duplicate with the landlord signing one and the guest or lodger signing the other. When both have been signed they should be exchanged so that each party has an Agreement signed by the other.

Letter to Builder Requesting an Estimate - This letter is for obtaining an estimate from a builder. It contains: - a request for an estimate - details of the type of work to be carried out - an indication of when the work should start It can apply to when one or more people are requesting the estimates.
