Always contact your local council to check if you need planning permission or not. It's better to be safe then sorry.

Your local council planning department will always be able to offer you advice on whether or not you may be able to extend / build on any new property you may be thinking of buying. For instance, should you wish to build a granny annexe or disabled extension and the property is no good to you if you cannot do it, the planning department will be able to tell you at least if it is a definite no no - but of course, you will still be subject to the usually planning rules .
