Under normal circumstances we are said to be "safe as houses". Unfortunately following disaster or severe damage our homes or buildings can be literally opened up to expose dangers that are normally out of harms way. Of particular concern is:-

Asbestos

This substance has no safe levels of exposure. It can be found in:

Floor tiles

Artex

Walls & ceilings

Floor coverings

Linoleum

Boiler cupboards etc.

It is safe when undisturbed and when wet but if you need to undertake demolition or rip out, be aware. If you see materials that may be asbestos, you should seek expert advice and contact a licensed asbestos removal contractor. This decontamination may be covered by your insurance policy.

If you identify asbestos exposed in a building that has been damaged by fire or flood you may be at risk of criminal prosection as an employer.
