The following should be included in your estimate:

Excavate footings.

Concrete footings.

Build up in engineering / semi engineering bricks, to DPC.

Build to roof height in block or cavity build.

Roof timbers.

Fix windows and doors.

Complete roof, inc insulation.

First fix of electrics and plumbing.

Plasterboard ceiling.

Plaster ceiling and walls.

Screed / timber (floorboards) floor area.

Fix on skirtings and door frame.

Building inspector visits.

When you first decide to have an extension/loft conversion your first step is to consult a plans man or surveyor who can advise you on how to utilise the space you have. He will advise you on how far and how much your local authority will allow you to extend , this varies from area to area so it can be a good move to choose a plans man in your own area. He will then draw up plans for your new build and submit them to your local council for approval. Please see our section on Planning Permission.

When you have received planning permission you can then start to get estimates from builders for the work to be carried out (they need a copy of the plans). Each builders price will vary and remember the cheapest is not always the best option. Please see our section Find a Builder.

You should always request a breakdown of costs and what is to be carried out, firstly this will show you exactly what is included in his price and secondly, Payment Schemes can be worked out from the breakdown of costs. Any listed work that has not been carried out can be deducted from your final payment.

You should ensure that a Building Inspector from your local council visits to check:-

The footings

Damp course

Drains (this should include a drain test)

Roof timbers

The final build (on request)

You should also check that when the site is left unattended that it is secure and safe. No materials/ladders are left in dangerous positions and that no one can gain entry to the main build.
