The cost of your extension will change depending on what you intend to use the room for. If you want to fit a bathroom or kitchen you will need to add the cost of the bathroom suite or kitchen suite to the budget figure that we give you (as well as a sum for fitting).

You need to remember that to build a shell that is going to be used as a sun room or as a playroom requires far less 'add ons' such as plumbing, drainage etc. than say, an extension that is going to be used for a kitchen where there will be plumbing required for dishwashers, washing machines , sinks and so on.

The cost can also increase quite considerably if you need deeper footings to be dug, this can be required because of tree roots for instance or bad ground such as shingle. This will be judged by the Building Inspector. Sometimes however, poor ground is not discovered until digging out actually starts.

Remember - the local authority will require your extension to blend in, not only with your existing house but also others in the road. So it is always a good move to look at the others in the road that have had extensions of any kind to see if you can get some idea of what your local authority allows you to do. If it's practical, talk to the homeowners and ask if they had any problems getting planning permission, were they refused anything and so on.
